Is construction of a home mandatory within a certain timeframe after purchasing a lot?

The condominium regulations are in their final stage, but it is expected that buyers will have a maximum of four (4) years to build a house on the lot.

Are buyers required to use a specific builder, or are they free to build with their own contractor?

Buyers are free to choose their own builder. However, we will have an on-site professional construction crew, represented by our group, to facilitate remote building and offer a cost-effective solution for our clients.

Beyond the list price of the lot, what additional costs should buyers expect (e.g., taxes, closing costs, legal fees)?

The standard costs in Costa Rica include legal fees, closing costs, and taxes. Altogether, these should total approximately 3.8% of the purchase price.

What is the reservation and closing timeline and process?

The reservation deposit is $5,000. There is a 21-day due diligence period before the second payment of $75,000 to $90,000, depending on the lot. The remaining balance is due upon closing and deed transfer.

Is there an escrow process or buyer protection mechanism in place?

Yes, an escrow process is available. However, under escrow, the pricing changes from the Friends & Family structure to the First Stage price structure.

Are short-term rentals (e.g., Airbnb) allowed, and is there a rental management service available?

Yes, Airbnb and rental management services are both permitted and available.

Which government permits have already been secured, and which are still in process?
